Kisbér has 8 thousand inhabitants, while it’s proximate region about 20 000 inhabitants. It is situated in a strategically good position, since it can be reached by driving from all the three main industrial cities in Transdanubia – Győr, Székesfehérvár and Tatabánya – within half an hour, from Budapest within 1 hour. Since the closing-down of the fromer industrial establishments it has become one of the territories with the fewest industry in Transdanubia. Industrial investors who settle here may count with high support of the government. The city of Kisbér also provides high assistance for investors.
The Industrial Area of Kisbér is situated in the north-eastern region of Kisbér, and it’s shorter side is directly connected with the Kisbér-Komárom main traffic road No. 13. The northern side of the territory is bordered by a paved road heading to Batthyány-puszta, while the southern side by the Batthyány-rill. On the western side it is partly bordered by the Batthyány-puszta, and partly with the road heading there.
The area is sliglthly sloping form the north to the south, what makes the draining off of the rainwater easier, which will be diverted to the Batthyány-rill and in the western part to the fish-pond.
The real estate was previously in agricultural use, so the plant investments can be handled as so called green-field investments. Ground pollution is not possible.
The KIT Bt. (meanwhile transformed in a Ltd.) utilizer and marketer of the industrial area has begun to develop the territory in 1998. Meanwhile the following was realized: universal arrengement plan of Kisbér was finished also the detailed arrengement plan of the industrial area the utilization of the agricultural land for other purposes was allowed
The utilization of the territory was changed from the agricultural section into industrial section, with this making possible to get buliding permission, after handing in the necessary documentation
You can rech the industrial area primerly from the main traffic road No. 13. According to the agreement between the local government, the KIT Kft. and the Public Road Maintaining Coorporation of the State in Komárom-Esztergom county, after a given traffic density, there will be built a seperated line for the vehicles turning left on the main traffic road No.13.
The inner traffic of the industrial area will be handled through a road heading to Batthyány-puszta. Later this will be further established to the end of the area, where it connects with the – now unpaved – road heading from Kisbér to Batthyány-puszta, at the fish-pond.
The public utilities reach the area from different directions. Mainly they lead near the inner main road, then after the turning of this, they head to the main traffic road No.13.
By this time, there are already two firms owning property in the industrial area, one of them is the Ortech Europe Kft. (the hungarian subsidiary company of the japanese U-Shin Company, who build car-parts) while the other the SEWS Autocable Hungary Kft. Both of them are supplier of the automobile industry.

The ÉGÁZ Inc. is open to offer a lower public utility development rate, after having signed an appropriate consumption contract.
Power supply can be achieved with a direct arrangment with the ÉDÁSZ Inc. In this case the vendor only ensures the rights to use the supply cables on the „public places”. The „connection contract” entered with ÉDÁSZ Inc. regulates the form and place of the power supply, and the costs of the public utility development.
Connection with the telecommunication system can be established after a direct arrangment with the MATÁV Inc. In this case the vendor only ensures the rights to use the supply cables on the „public places
The rental fees or the costs for the telephone connections will be regulated according to the fees of the all time MATÁV Commercial Statutes.
The inner roads in the Industrial Area Kisbér will be established by the owner (KIT Kft.).So that the bought territories always with a paved road approachable are.
The development of the Industrial Area is constantly in progress, considering the occuring needs, and the one’s in the contracts.
The vendor can carry out some of his obligations only after signing a sales contract for the territory. There is usually a 6 months execution time for the liabilities taken in time, after signing the sales contract (or an appropriate purpose declaration).
The developer of the Industrial Area in Kisbér is the KIT Kft. which is owned by two hungarian LTD’s, and by three person with german citizenship.
Since the beginning of the development of this region, the KIT Kft. worked in close cooperation with the local government in Kisbér to shape this Industrial Zone. There is a written agreement on this cooperation.
The owner LTD’s of KIT Kft. are a projectmanaging (TKS Ltd. – later JMK Ltd.) and a planner (INVEX Ltd.) firm, who have planned and transacted over 20 industrial investments in Hungary, with over 100 thousand m2 area of buildings. Among the procurer you can also find international firms like BP-AMOCO or AUDI.
The gained experiences made it possible to create - in cooperation with the local government - an industrial area with a wide scale of facilities.
